Helen, my solicitor, considered my case very carefully, and then offered me possible choices that could save time and cost. She always planned ahead that the things could happen and let me have sufficient time to prepare. My case is a little complex as it was involved with both UK financial setlement and overseas jurisdictions. She planned me to begin with simple matter -- get back land register (least cost), then pointed out, in case of need, receiving counsel advice and seeking barrister (more expensive). This was proved the most efficient as to process my case.

Craig Williams and the team at the Harrogate office dealt with our recent purchase of a small amount of garden land. What should have been simple was made very difficult by the seller - but having this team fighting our corner made a very frustrating situation much more pleasant. Following on from a couple of years of verbal and abusive behaviour from my neighbours family. I maintained the fence between the two properties, as I have always done since moving into my new build home. My neighbours have not lived there very long, but seem to think they own everything including the fences, paths and road. Since they moved in I have maintained the fence three times, the first and second were ok as I paid for the post, panels and paint; however, on the third occasion, they threatened me with court action and for the whole fence to be renewed with less desirable materials that did not go with the rest of the village and was not environmentally friendly. This is when I contacted Hewitts Solicitors, in particular Ben Green. Ben was very professional and understanding with my issue of the boundary dispute and the abuse my family suffered from the neighbours. Ben has been working relentlessly to have the issue resolved, by keeping me informed on a daily basis, even when communication with the other party was ignored. Overall, Ben has been very supportive and helped us achieve our goal of having an environmentally friendly boundary fence.

I decided to sell a rental property which was registered on one shared title deed. One of the neighbouring properties decided to prevent me from accessing my property to the rear which was essential for taking bins out etc. although the access had always been that way it wasn’t stated on the title deed. This was going to be devastating regarding selling the property. Kerry Kudworth, my solicitor from Crombie Wilkinson, was acting on my behalf and she spotted an entry on my older records and said she would look into it. Kerry went above and beyond to follow up on this point and contacted the land registry on my behalf and sure enough it had been written several years prior that I did have access to the rear via a shared passage way. I was, of course, delighted as I would have lost the sale without Kerry having found just the clarification I needed.

I used Ollie to purchase an old agricultural barn with planning permission to convert to a home. This was a more complex purchase than anticipated due to boundaries, challenges with services, accessways etc but his knowledge and attention to detail was second to none and really took our future needs into consideration. Being new to purchasing land we had no idea what the right questions were to ask, but he anticipated our needs and acted as a real partner to us rather than just offering a service. Whilst we were buying the land outright, we eventually needed to get a self build mortgage and he knew which elements a future lender would need to see and gave us great advice for the longer term too. Ollie kept us informed right the way through and was very proactive, would highly recommend him (and Ashtons Legal) to anyone else going through a similar situation.
