Please believe these reviews. I am so annoyed with myself that I did not look at these reviews prior to assigning these.
The only one reason that I did was via a website conveyance index (to which I will complain as to why they have professionals who should have a duty of care in their panel that cannot carry out their duty)

I also intend to raise the incompetence with the PM law internal complaints first SLA, ombudsman.

The lack of communication for simple answers to typical progress as you move along is appalling. It is non existent. As a professional myself I do not expect the solicitor to contact or to reply to me, but their team to at least reply within a 72 hour time frame.

Their app - no update - no reply when you send a message through them. As a business owner if you would like to use such a tool then use it! This would probably save a lot of hassle to the internal team dealing with a case

There seems to be only certain competent solicitors in this firm. I see Kay Liddle as one. So I guess it’s luck of the draw who is assigned to your case

Chris Critchley of course is not.
There is no communication at all. Does Chris Critchley exist? Because this person has had my case for a while and I haven’t even had a reply..

Sophie and Olivia were professional, understanding and great communicators during our house purchase. Whatever challenges apart they both gave 💯 and were as determined as we were to complete by a set date due to time restraints from other parties at the top of the chain. Disorganised and poor quality

Refused to give time scales for individual sections of work though would later state that individual sections "had taken too long" and then action would be taken. Communications were sometimes incorrect. I did complain numerous times. Responses from the complaint team attempted to defend poor quality work, explaining away my grievances rather addressing them. Their explaining told a different sequence of events to my lived experience. My case was handed around to several different members of staff, each team had competent and helpful members of staff (Rusian and Miriam were excellent) - but those higher up weren't always the most helpful. I sense the problem may be unrealistic work loads but that doesn't help the customer fighting for to keep their purchase progressing. Communications between various bodies was poor and we, the customers, did a great deal on the solicitors behalf. Our purchase nearly feel through twice due to this. I will say they were very efficient on the completion day. Hold times were astromical, I'd be "1st in line" for well over an hour on more than 1 occasion. They seem like perfectly Nice people but I couldn't hand on heart recommend.

Amazing help from both Kay Liddle and Jake Berriman throughout the whole process! If I ever had a problem they would answer the phone straight away and do whatever needed to be done to get things moving! Would definitely recommend :)

As someone who has never been part of a chain when moving house, I found it all very frustrating. Slow and very little communication left me chasing people for information. If my timelines were unrealistic no one explained processes and next stages in order to manage my expectations. No point in having the app as a selling point.

Waiting forever

We started the mortgage process as first time buyers back in the first week in February 2024. We finally exchanged mid July.
Between our solicitors not chasing enquires and the vendors solicitor being equally slow, it was a long drawn out affair. There was no chain and the property was empty on offer accepted phase. It shouldn't have taken as long as it did.

Don't engage with these people, currently in process with them, they've done nothing, got the sellers solicitors in my ear because my solicitors have done nothing. Leave you on hold for hours, never pick up the phone and never respond to messages requiring an update. Terrible

DISCUSTING SERVICE, AVOID AT ALL COSTS. I have dealt with them due to being an estate agent on several chains. My heart sinks whenever I see them involved. No communication with their own clients, or the other sides solicitor, let alone us as the agent - at the risk on two occaisions chains almost falling through. No responses to numberous email communications and despite me speaking to four people yesterday and being on hold for 25 minutes no one could help me. An urgent email was being sent to the fee earner. Still no call back. Hence I am stuck on hold again today for 10 minutes so far. My seller and buyer are really upset. I notice that the company asks unsatisfied clients to contact them to discuss I wonder how many manage to get to speak to anyone. SHOCKING COMPANY this shouldn't be allow.

These lawyers have absolutely made it the worst experience of my life. They are completely unreliable, do not do due diligence and will make your transaction fail just by incompetence.
They have cause a simple property transaction become a 6 month pain. They have failed to do due diligence to confirm that documents have arrived like electric or gas safety certificates.
They have caused immense delays and made everyone in the transaction super stressed for no reason other than their mismanagement.
Just spend a few hundred pounds more and it will save you thousands in costs afterwards to rectify all the issues they have caused.

Disgraceful company, drag their feet, dont chase paperwork, cost you more money, tell you lies to get them more time,
They WILL put you at risk of losing any property you may prospectively want to buy

AVOID LIKE THE PLAGUE ESPECIALLY TEAM LANCASTER 6months plus for a house that is still not complete MOLLIE LANCASTER & HER SO CALLED TEAM does not do anything in a timely manner at all!!!!
