Purchased a new house on the Chamberlains Heath development through Bellway, they suggested we used Franklins, they were very poor, from sending out contracts to our old house that we had moved out of to messing up how much stamp duty we should pay and trying to charge for a gifted deposit when the money came from a joint account , eventually moving into our new house to get a fine from HMRC because they didn't pay the stamp duty on time. Yes they will have to pay the fine but its still a ball ache having to explain to HMRC it was our agent who messed up.

I used Franklins for probate . I was surprised by the excellent service and speed of success in obtaining the probate, an excellent job done by Franklins . I went on to use their Conveyancing team to deal with the sale of my inherited house . My solicitor dealing with this process was Sobhia Ayub who was a treasure to work with . She kept me up to date with all the process from start to finish . It was a very speedy process from the start to the completion. If there were any obstacles to jump through Sobhia swiftly dealt with the situation. I would always recommend Sobhia to anyone who wishes to use a solicitor for their house conveyancing. Just a personal not to say " Big Thankyou Sobhia " you really were the best !

Weeks of no communication and risking the whole sale. The most stressful part of buying a house, by far, was dealing with Franklins.

We contacted the conveyancing department yesterday regarding issues with my daughter's house move. We live in Australia. Managed to speak to the person responsible for dealing with the move, insisted she send us the information necessary for us to assist with speeding up the matter. This person assured us that she will send documents through via email within a day. It is day 2 and we have not received anything from her. When we spoke to her on the phone from Australia, we were insistence that she acts quickly as this may impact on my daughter's house purchase. Potentially she could lose the purchase after having already waiting for 8 months for Franklins to conduct the purchase. We are totally disappointed and and dissatisfied with the conveyancing team and their attitude with the handling of properties purchase. We are surprised with the number of negative reviews they are still in business. The next stage would be for us to contact the legal ombudsman regarding their practice.

I found them awfully slow and almost impossible to contact them. We had to delay the exchange for a week due to my solicitor's inability to communicate. I had to chase them number of times during that 3-4 months period, sometimes estate agents had to nudge them. Overall they made the process a lot of stressful.

This is not my first time using Franklins Solicitors, and once again they have been incredibly professional, efficient and quick throughout the whole process. I really couldn’t have asked for a better service. I will definitely use Franklins Solicitors again in the future and would happily recommend them to anyone looking for professional and reliable legal support. As a first-time foreign buyer, this experience with Franklins Solicitors has been an absolute nightmare and incredibly stressful. When we first started, we were completely upfront about having gifted money from abroad and provided all the necessary explanations and documents. If they couldn't handle overseas documents, they never should have taken our case and accepted our money in the first place it feels like they just want your upfront fees and nothing else. For three days straight, I tried contacting my conveyancer, but reception would just transfer me to a dead end or promise a callback that never happened. After days of being ignored and left completely in the dark and our mortgage application ready to be processed with our advisors, franklins suddenly emailed out of the blue to say they "cannot continue to work on our matter" due to internal compliance, offering zero real explanation. Completely unprofessional treatment of clients, and a massive waste of precious time for first-time buyers. Avoid if you want reliable support.
