Commercial Remortgage

This is the third occasion I’ve instructed Denise at Martin Tolhurst. Most recently she worked on a commercial remortgage for me and like my previous experience in the last two matters, I am very happy with her work. Her communication was excellent—clear, prompt, and always helpful. She kept me informed at every stage, making the process much easier to navigate.

Denise is incredibly diligent. Her attention to detail ensures nothing is missed, and she handles everything efficiently, saving both time and potential hassle. Her ability to simplify complex legal matters is always much appreciated, and her advice helped me make better decisions for my business.

Denise made the remortgaging process smooth and stress-free. I highly recommend her and Martin Tolhurst as a firm for anyone needing a reliable and effective solicitor.

Professional,Friendly,Fast and accurate.

We had the absolute pleasure of working with Molly Newland at Martin Tolhurst Solicitors for the conveyancing of our recent home purchase, and we couldn’t be more impressed.
From start to finish, Molly was friendly, approachable, and incredibly helpful. Her communication was always clear and timely, and she made what can often be a stressful process feel smooth and manageable.
What really stood out was how fast and accurate she was—everything was handled with great efficiency and attention to detail. We always felt confident that we were in safe hands.
We’re truly grateful for her professionalism and dedication, and we wouldn’t hesitate to recommend her to anyone in need of a reliable and outstanding conveyancing solicitor.
Thank you so much, Molly!

Lease extension

Contacted my property landlord and obtained a figure to extend the lease on my flat in early April 2025. Then consulted Money Saving Expert website regards finding legal representation 15/4/2025. It provided a list of trusted solicitors including Martin Tolhurst.
I registered on the ALEP site and subsequently received a number of responses. Andrew Ashley-Edwards who is a partner at Martin Tolhurst solicitors rang me 16/4 and was very helpful to the point I decided to ask his firm to act on my behalf in the process.
I was then passed on to his colleague Surinder Ruprai and by 23rd June the lease extension has been completed and I now have peace of mind. Surinder has been prompt, approachable, professional, friendly throughout. No hidden charges, no asking for forms to be resent because they have been lost. No struggling to remember who you are in conversations, no sense that your bothering them. Its been as pleasant and pain free an experience as I could have possibly hoped for. If I ever sell my property I will ask Surinder / Martin Tolhurst to act as conveyancers and I would recommend them to anyone without hesitation.

Divorce

Grateful to Hannah and the staff at Martin Tolhurst. Started divorce proceedings as a LIP in Jan 2024, instructed Hannah at start of 2025 as needed legal counsel. Hannah talked me through each stage and never served me away from what I was asking for. Emails have been acknowledged and replied to, calls have been replied to and the constant worry as to outcome was not needed as we were successful in court.
High recommend.

Denise acted for us on our Section 106 agreement. The process was quite slow because there were delays with our lender and the LA, which was frustrating at times, but throughout it all, Denise remained professional and consistent. She kept us updated regularly, which helped manage expectations and made the wait more bearable. Overall, we appreciated her clear communication and dedication despite the delays. Would recommend for anyone needing reliable support on complex legal matters.

Can’t feel they’re willing to help their client for buying a house instead of doing some works and get the money. You’re only allowed and requested to follow their checklists to finish the jobs with no any advise or help in your situation even you paid to them, sounds like you can only solve any issue or enquiry by yourself.

You’ll regularly receive loads of documents that you need to follow attached in some emails with no explanation but only a signature at the end, just same as an auto reply system, and seems I’m not the only one having such experience after reviewing the comments from others. Also you’ll have a chance receiving 4 emails within 2 days with 18 files by the same situation as above, and still some files could be missed. I just don’t understand why can’t they try to rearrange and group up all the files in order to provide a clear details for the customer, and also some explanation on what those document are and anything that the customer needs to follow. I suspect that I’m connecting with an AI instead of a human, but it’s weird that even the AI got more feedback to me.

As a first time buyer I was recommended to use their service by the property agent in order to get a faster and smoother transaction, yet I now regret and seriously thinking to find another solicitor for helping me.
Personally I suggest to stay back from their service even you might be recommended.
PS: I don’t think they got such good rating in real as there’re load of “formal” comments you can find in those 5 star reports.

We would like to thank MTS ( Molly ) for their guidance and advice in the sale of my mother's property. It was quite an unusual sale, and they were very helpful during the process. We would recommend them in their help, and we will appoint them for the sale and purchase of our next move.

I’m beyond disappointed with the service received. My property completed back in November yet as of today the Land Registry still hasn’t been updated in my name. The communication has been nothing short of chaotic. I’ve now been told two completely different reasons for the delay. First it was blamed on the Land Registry backlog. Then I was told it was due to missing documentation from the seller’s solicitor.

At no point was I kept properly informed. In fact, had I not chased this myself I wouldn’t even be aware there was an issue. The lack of transparency is staggering. Yet in a previous call I was told they’ve been chasing the matter weekly. Which is it? Because it can’t be both. I question at what point I was going to be made aware, on my last call I was told in fairness we only became aware in may so it hasn’t been a long time. It’s now July and I find this insulting. One assistant to Richard Carter claimed they had no knowledge of any delays. Richard carter is away until Wednesday the 17th so I assume I will be in limbo until
Then?

This constant contradiction and misinformation is deeply unprofessional. I have now started logging all call times and correspondence and I fully expect them to be reviewed. I paid for a professional service, not to be left in the dark for months on end.

The only person who has been honest and upfront throughout has been Melissa and that deserves recognition.

As of right now I am unsure of the issue, perhaps I would be I’ve I wasn’t told 3 separate reasons within 24 hours, so it’s difficult to trust the honesty. Which in my
Opinion shocking, should you require a conveyancer please look for one that you can trust because in this instance it shows you can’t.

This is not over. I will be pursuing this further.
