In England, the exchange of contracts in commercial property binds buyer and seller to complete the sale, after heads of terms, surveys and local searches are done. A solicitor drafts and negotiates the contract, raises and answers conditions, manages the deposit, and coordinates with lenders, the Land Registry, and the other party. It marks a turning point from negotiation to formal commitment and sets timetable milestones and consequences if a condition is breached.

She was very professional and responded by email the same day with a quote. I met her several times when dropping off documents and she was always very polite.
