Warning never use this firm - not worth a star rating

DO NOT USE THIS FIRM! I had to report them to the Legal Ombudsman who agreed Franklin’s offer a poor service. It took Franklin’s (Denise Watson)seven months to complete on two properties even though there was no chain. They lost documents and took over two years to send through NHBC documentation. They had an IT breach and we received scam emails for a few months showing our personal information from the hacker. This meant we had to change our internet provider to prevent further scam emails. They do not record their telephone conversations, so whatever you instruct them verbally is not noted and therefore you cannot hold them to account over promised verbal instructions you receive or give them! BEWARE!

We are disappointed to see that a number of the points mentioned in your review are factually incorrect and also omit key information, including: • At no stage did the Legal Ombudsman agree that the service was poor • Your review mentions Scott Wright, who was not involved in your matter • Your review also does not mention that the Legal Ombudsman review found that we took all reasonable steps to keep your data safe and secure. We take data security very seriously and are one of the only law firms to have achieved and maintain the Cyber Essentials Plus Certification As you are aware, we have taken the necessary steps to remedy any issues found by the Legal Ombudsman. We take constructive feedback on board and are always looking at ways we can improve the experience for our clients and embed this into our training and processes. Awful!

I am having an awful experience with Lee Holmes Milton Keynes Conveyancing team, if I could give negative stars I would as it is the worst service I have ever received! They are slow, unhelpful and don't answer emails, I have to constantly chase for them to do their job. They are dishonest and feed you lies, they even sent me the wrong persons personal data! Its been 14 weeks and I still haven’t exchanged even though they assured me I would have done my now. The hold up is always come from them, they never have any urgency and never once apologised for all the mistakes they made. My buyer has been extremely unhappy with how awful franklins have been as well and threatened to pull out of the sale because of all the unnecessary delays. I will never use them again and I tell everyone to avoid them like the plague. I also think these positive review on here are fake as I know two other people that have used them and had the same terrible experience. AVOID AT ALL COSTS!

I’m very disappointed with my recent experience with Franklins Solicitors LLP during a conveyancing matter. In my dealings with the solicitor assigned to me, Lawrence Smith, I often felt that the communication was abrupt and unhelpful. In my experience, responses lacked the information I needed, and the tone sometimes came across as rude or dismissive. Queries frequently went unanswered, which made the entire process unnecessarily stressful. What made the situation even more frustrating was that my case was dropped without any clear explanation. When I tried to contact Lawrence Smith for clarity, it felt as though I was being avoided, and attempts to reach her through the firm’s staff didn’t lead to any meaningful communication or resolution. Overall, based on my experience, I cannot recommend their conveyancing services and hope the firm improves its communication and client care.

Awful conveyancing experience. Felt like they went out of their way to make it as slow and painful as possible. At the 4 month mark, everyone was ready in the chain and they hadn’t even started searches. We’ve heard from people across the chain, they were rude, lied and consistently blamed others for delays when they hadn’t even done the paperwork. Please avoid.

My husband and I used Franklins for conveyancing for our move from Milton Keynes. I would have no hesitation in recommending them for any legal work. I dealt mostly with Lucy who was always very quick to respond to any queries. I was particularly impressed that our sale and purchase were completed very quickly too.

Awful experience, if it's conveyancing you're after don't waste your time. They never respond, don't do due diligence, never actually spoke to my conveyancing solicitor in months, it kept getting passed onto other people.. and still waiting for paperwork 6 months after my completion! Constantly chasing paperwork or for things to move... Once they have your money they quickly move on. Thought by using a local company they would be more personable but nope.. bitterly disappointed and will not be using again!

I instructed Franklins for a sale 28th June, and purchase 20th July as they were recommended by a friend along with an extremely quick quotation and initial conversations with Jane Kingston. Initially Lucy was responsive regarding the sale of my property, as I hadn't found a house to purchase I wasn't in a position to chase. Once I had found a house to purchase things went down hill rapidly. They incorrectly sent information to my ex partner regarding a payment request, when they had been specifically told I was the primary contact. No communication, in fact when calling Franklins I would be on hold as their lines were busy. When they did answer I was told Lucy wasn't available and they would request for someone to call me. After a few failed attempts, I spoke with my estate agent who advised that Lucy was on long term sick. Alarm bells started to ring so I sent an email advising them I no longer wished for them to act and could they please return the money on account. Time passed by and I hadn't received a reply, several emails later, still nothing, not even an acknowledgement to my initial email advising I no longer wished them to act for me. I had a lightbulb moment and remembered how fantastic Jane was at replying to emails, so I sent her an email, 2 minutes later I received a reply, apologising the email was was cc'd to Sharon Grist. 3 days later I received a refund of the money on account but to this day, I haven't received an email apologising or asking if they could try to rectify the situation. APPAULING SERVICE.

The biggest mistake

Weeks of no communication and risking the whole sale. The most stressful part of buying a house, by far, was dealing with Franklins.

Be very careful of using Franklins for property purchases

Thought Franklins had done an amazing on my property purchase in August 2022. Unfortunately in April 2024 I discovered that the management fee accounts dating back as far as 2017 had not been finalised and all of the adjustments were now my financial responsibility. As my acting solicitor on my purchase it was Franklins responsibility to have found this out and advise me of it pre purchase. As it stands at the moment I am £1300 out of pocket with another 2 years 8 months of adjustments that date prior to my purchase that I will be liable for when the accounts are completed. I have been in contact with Franklins since April and gone through their 8 week complaint process and all I have had back is "they are conacting the sellers solicitor". Appalling!

House move - extremely slow service. Frustrating is an under statement

We contacted the conveyancing department yesterday regarding issues with my daughter's house move. We live in Australia. Managed to speak to the person responsible for dealing with the move, insisted she send us the information necessary for us to assist with speeding up the matter. This person assured us that she will send documents through via email within a day. It is day 2 and we have not received anything from her. When we spoke to her on the phone from Australia, we were insistence that she acts quickly as this may impact on my daughter's house purchase. Potentially she could lose the purchase after having already waiting for 8 months for Franklins to conduct the purchase. We are totally disappointed and and dissatisfied with the conveyancing team and their attitude with the handling of properties purchase. We are surprised with the number of negative reviews they are still in business. The next stage would be for us to contact the legal ombudsman regarding their practice.
