I wanted to leave a heartfelt thank you to the team at Van der Pump Solicitors — particularly Janet-Elaine Walker, Jodie Duffy, Janet Carse and Kulsoom Wasif — for everything they did to help me buy my first home. What initially seemed like a straightforward purchase became an extremely stressful and complicated transaction involving leasehold issues, Building Safety Act enquiries, cladding and EWS1 matters, lender requirements, ground rent concerns, indemnity policies, management company delays, missing certificates, Deeds of Covenant, roof repair concerns and endless outstanding enquiries between multiple parties. As the weeks went on, the pressure became overwhelming because I was also facing a hard deadline to leave my rental property. There were points where I genuinely feared the purchase would not complete in time and that I could be left without somewhere to live. The uncertainty caused enormous anxiety and stress. Throughout all of this, Janet-Elaine was exceptional. Calm, patient, meticulous and incredibly persistent from start to finish. No matter how many delays or last-minute complications arose, she kept pushing the transaction forward while ensuring everything was legally protected properly. Looking back, I can now appreciate just how much complex work was happening behind the scenes — lender reporting, management company enquiries, contract amendments, indemnities, ground rent issues and building safety matters — all while working under huge time pressure. Jodie Duffy was brilliant throughout the later stages. She explained complicated issues clearly, kept paperwork updated, chased responses and remained professional and reassuring throughout an increasingly tense process. One moment that genuinely stayed with me was receiving a call from Jodie on the evening before completion, reassuring me compassionately that they expected completion to go through the next day. After weeks of uncertainty and anxiety, that reassurance meant far more than she probably realised. I would also like to thank Janet Carse for her help during the final completion stage. The last few days became incredibly time-critical and stressful, and Janet was proactive, responsive and genuinely reassuring throughout. She personally called multiple times on completion day to keep me updated and obtain authority to proceed as soon as funds and confirmations were ready. At that stage I was exhausted and deeply worried, and her calm communication genuinely helped more than she probably realises. Kulsoom Wasif also deserves thanks for helping during the earlier stages with mortgage paperwork, gifted deposit requirements, statements and management pack documentation. There was a huge amount of administration involved from the outset and her assistance helped keep everything progressing. What stood out most was that, despite the pressure and urgency, the team never cut corners just to push the transaction through. They still carried out the proper checks, raised the right enquiries, protected my interests and ensured lender requirements were fully satisfied even while working against extremely difficult timelines. By the end, this purchase genuinely became a race against time, and I honestly do not think completion would have happened when it did without the persistence and hard work of the team at Van der Pump. They somehow managed to exchange and complete on the very day I had to leave my rental property, which felt nothing short of miraculous after everything that had happened. Conveyancing is often a thankless job and people usually only leave reviews when something goes wrong, but in this case I genuinely wanted to recognise the professionalism, persistence, patience and compassion shown throughout one of the most stressful periods I have experienced.
