Too busy to provide a quote for the conveyancing for the sale of 12 properties

I had approached Tollers on or before the 20th May, looking for the conveyancing firm to handle the sale of 12 properties. Having received an email requesting further information, which I replied to without delay, I chased them for a proposal and eventually on the 3rd June I appointed another firm. Very disappointing, unacceptable delay and lack of customer service. Despite their 150 conveyancing team, their excuse was "they had to cover for a colleagues unexpected leave" shocking.

Dear Mr Turney We have been advised of the multiple negative reviews that you have posted about Tollers. We take all negative feedback very seriously and investigate matters when criticism is received. In the case of your enquiry a full review has been carried out. Our review has revealed that you made contact with Tollers on 19 May 2026. It is correct that your enquiry related to the sale of 12 properties however it was far from straight forward. All of the properties were leasehold. Most only had a short lease remaining. You were personally not the seller. It was proposed that the sales might be conducted through a number of different transactions to include direct sales or by way of auction or by way a sale of a number of properties to an institutional buyer. It is correct that we asked you for more information on 20 May and that you provided this. You thereafter advised that you were then away with limited access to emails until Thursday 28 May. What you proposed did not constitute a standard residential conveyancing process. There were several potential routes to market which required Tollers to evaluate matters in more detail before providing different quotations. In addition, due to the length of leases that remained in respect of the majority of properties this required Tollers to undertake specific enquires in relation to each property before providing a quote to you. Contrary to what you have said in your review, Tollers Conveyancing team is not 150 strong. Our Corby office where your enquiry was received has 3 conveyancers and not 150. It is correct that one of our conveyancers was on leave however that in itself does not alter Tollers position that the enquiry that you made required significant consideration due to the varying proposals to include potential lease extensions, auctions, portfolio sale versus individual sales. You returned from your holiday on Thursday 28 May. You posted your negative reviews on 3 June which was essentially 4 working days later. We do not agree that Tollers service was disappointing with an unacceptable delay and a lack of customer service. Our Team was working on your quotation which, as explained above was far from straight forward and reasonably our Team was ensuring that it evaluated all that you would require. That takes slightly longer and is not unreasonable behaviour. Your comment that staff covering leave is ‘shocking’ is far from reasonable particularly as you have a misconception of the size of the conveyancing team at Tollers’ Corby office.
