Hannah and Leanne are amazing. We have used Black to purchase multiple buy to let's and now they have helped us to sell our own home and buy a new one. Disappointing handling of a commercial remortgage. I approached Blacks Solicitors in connection with a commercial remortgage for my limited company. I specifically explained that this was a commercial mortgage transaction and approached Blacks because they were listed on the lender's approved commercial solicitors panel for dual representation. Blacks provided a quotation, which I accepted, and the matter was initially allocated to a solicitor dealing with it on the assumption that it was a residential remortgage. What concerns me particularly is that, before the formal mortgage offer had even been issued, I was being asked by that solicitor to authorise expenditure on property searches. I queried whether searches were actually necessary at that stage rather than simply agreeing to the expenditure. It subsequently transpired, after the commercial mortgage offer was issued, that the matter had been allocated to the wrong team and Blacks had not appreciated that the property and mortgage were commercial. The file was then transferred to their Real Estate Team and I was given a substantially higher quotation. Had I simply authorised the searches when originally requested, I could potentially have incurred costs while the matter was being handled by the wrong solicitor and on the wrong understanding of the transaction. That is particularly concerning to me. When I complained, Blacks' explanation was that the existing lender, Together Commercial, also lends on residential property and therefore their new business team had not realised that the property was commercial. I found that explanation difficult to accept. I had expressly explained that this was a commercial mortgage/remortgage, the borrower was a limited company, and I had approached Blacks because they were on the new lender's approved commercial solicitors panel. For a firm of solicitors, I would have expected the nature of the transaction and the appropriate team and fee to have been established at the outset, and certainly before asking a client to authorise expenditure. To their credit, Blacks ultimately acknowledged that there had been confusion and confirmed that, as work had not commenced, I could instruct another firm without owing Blacks any fees. I have therefore chosen to take my business elsewhere. The issue was not simply that the revised quotation was higher. It was the way the matter was initially handled and the fact that I could potentially have incurred costs before Blacks identified that the transaction had been allocated and quoted incorrectly.

Having dealt with a number of solicitors over the years for both personal and work-related property transactions, I know how much difference good communication and customer service can make. Caithlin and Courtney at Blacks Solicitors have been absolutely fantastic throughout. From the very beginning, they have been friendly, approachable and incredibly helpful, keeping me updated at every stage and always responding quickly to any questions. The transaction wasn’t without its challenges, but I always felt that everything was being handled professionally and that I was in safe hands. Nothing was ever too much trouble, and they took the time to explain things clearly and put my mind at ease whenever we came up against a hurdle. It’s refreshing to deal with people who genuinely care about providing a great service, and both Caithlin and Courtney have been a pleasure to work with. Thank you both for all your hard work and support. I would have absolutely no hesitation in recommending you, and I very much hope we get to work together again in the future! ⭐️

I very rarely write reviews but feel the need to here. I'm an estate agent and have worked with Helen and Amy on a few cases now. Their communication and integrity is really second to none, always replying within a few hours and being extremely thorough in their work. They're always approachable over the phone as well to both myself and their clients. In particular, we are ready to complete on a case next week, and Helen has really gone out of her way to ensure that my buyer doesn't lose out on the sale, despite the extremely tight timeframes given by the rest of the chain. Highly recommend both Helen and Amy - they are a credit to the industry
