When selling and buying a house is one of the most stressful times ever, the service I received from Samantha Marandi was second to none. Our experience with this solicitor was generally okay, though there were some areas where the service could have been improved. Communication was reasonable throughout the process – I always received a response to any questions I had, although it could sometimes take a few days to hear back. I only spoke with our solicitor on the phone right at the end of the transaction when we were preparing to complete. At times, I felt the engagement and enthusiasm could have been better, as interactions sometimes felt like bare minimum. On completion day, we were informed at around 2:30pm that our sale had completed, but there seemed to be an expectation that we should hand over the keys promptly because completion had supposedly taken place before lunch. This wasn't our understanding of the timeline, and it left us with less than two and a half hours to finish moving, which added some unnecessary stress to the day. That said, the purchase and sale were completed successfully, and there were no major issues with the legal work itself. Overall, I would describe the experience as average. While others may have a different experience, I don't think I would personally choose to use this solicitor again in the future.
Samantha at MBH has made the whole process so much easier. She has always been available to answer any queries, kept me consistently updated, and explained everything clearly and simply. Throughout, she has been both friendly and professional. I would highly recommend.

I used MBH for both the sale of my property and my onward purchase, and unfortunately the experience was extremely disappointing. My purchase should have been relatively straightforward. The property was unoccupied, the sellers were using a fast-track service, and my buyer was a cash buyer who did not require a survey. Despite this, after three months the transaction had still not progressed properly. During that time, searches and enquiries had apparently not even been sent. Communication throughout was appalling. We were repeatedly given mixed and contradictory information. At one point, the fast-track service was informed everything had been completed, yet when I personally asked for an update, I was told enquiries would be sent “next week.” It became completely unclear what the team had actually been doing for months. As a result of the delays and lack of progress, I lost my buyer and my purchase at contract stage. What made matters worse was the way this was communicated. I received an email at the end of the day simply stating that they understood the buyer was no longer interested and asking whether I wished to settle the bill or remarket the property. There was no phone call, no explanation, and no attempt to discuss what had happened. The following day I attempted to call twice without success, only to then receive another email from Heather, my solicitor, requesting documents for enquiries despite the sale apparently already having fallen through. I had to email directly whether my sale had actually collapsed or not. After chasing for a response, Heather eventually called me back and admitted she did not know the email had been sent or that the sale had fallen through or the reason. This was particularly concerning given that both myself and my buyer were using the same firm. In the end, it was only after my estate agent contacted them that we discovered the buyer was now relocating. Overall, the lack of communication, organisation, and awareness is unacceptable. I would not recommend this firm based on my experience.

As you are aware the buyer pulled out as he was no longer willing to purchase in the Wigan area. We understood that the estate agent had contacted you to discuss this directly, hence us just confirming in writing. With regards to e-mails from Heather, your file had been dictated on by the fee earner with conduct, Caroline prior to the e-mail advising your buyer had pulled out. We apologise for this oversight.
