I contacted firm for a quotation when marketing my property. Once sale agreed to a buyer with no chain I instructed them by phone and as response to email quotation. 3 weeks later I'd heard nothing and they'd 'lost the instructions'. Had chosen firm as buyer was using too. This should have been a very straightforward transaction - one seller/one buyer no chain (it took 12 weeks!!!!) Have countless emails stating they would get back to me by the end of the day - only to find myself chasing information a fortnight later. Can't decide if best example of malpractice is that when I did speak to someone I was told the buyers solicitors were holding it up (same firm remember) Or when I was told the buyers had the contracts and it was them who were holding things up by not returning them (the documents arrived in the post to MY address with the buyers name on the next day). At some point my sale completed. I know this because I went to the bank and had more money than usual- not because of any communication from the firm. Honestly don't know how I didn't loose the buyer through this fiasco!
We are extremely sorry to read your negative review. We appreciate all feedback, whether good or bad, as it helps us to assess and improve the quality of legal service we offer. It is unfortunate that you have chosen to post your disappointment online without, it would appear, having first sought to relay your dissatisfaction to the lawyer who handled your sale. We have carried out a full review of your file to find out what went wrong. We note that a typographical error was made on the address of one letter that we sent out for which we apologise. However, other than this one error, we cannot see that we have done anything else wrong. Whilst the majority of conveyancing transactions go through smoothly and without delays, sometimes there are matters beyond our control and that of our clients. Sadly, we have to say that with your particular conveyancing transaction, there were some issues that cropped up that were out of our control. For example, there were delays on the buyers part, and we spent quite a lot of time chasing the buyers up and trying to progress your transaction as quickly as possible to completion. We always provide our clients with a guide as to how long a transaction should take; which is usually between 8-12 weeks. It is noted from your particular file that from our instructions to completion, the timescale was actually 9 weeks and well within the original timescale given. Human error, unfortunately, does appear to have played a small part in this case, being the typographical error in one letter that we sent out, for which we have already apologised. We are also sorry that you find it necessary to perceive this one error as “incompetence”. In life, there are sometimes occasions when things do not always go the way we had planned but in your case, we believe we did all we could to necessitate exchange and completion on the date that all parties agreed upon. It is also noted that one of your buyers was also a next-door neighbour of yours. We are confused by your final comments that you “assumed the sale had completed” when it is clear from our file that a voicemail was left with you on the day of completion confirming this and we also sent you a completion confirmation letter, notwithstanding the fact that the completion date had already been pre-agreed and that you personally handed over the keys to your buyers on the day of completion. Once again, we apologise if you consider the service you have received from our firm was not to your satisfaction. Unfortunately, I was a customer/client of Seatons back in January of this year and this is self explain why I’ve only just written this review. I have experienced poor communication, lack of professionalism, incorrect figures and questionable paperwork which nearly caused my house sale to fall through, but I was threaten with being passed onto their debt department after my house sale. Poor communication - I was constantly kept away from important information and having to contact the other party about any movement and changes about the property sale. This was frustrating, disappointing and stressful throughout. Incorrect paperwork - I was sent paperwork from Seatons relating to my house sale, this included the other party names, but did not include my own name. Obviously, I queried this and requested to include my own name onto the paperwork, after numerous emails and even visiting their Corby branch, there was long delays, but eventually they’ve added my name just in handwriting and had to ask for an email confirming the change, when I could sign it. During that time, this caused unnecessary conflict for the house sale from all angles. After this, I started to seek advice from people with law experience and questioned either to continue with Seatons or start the process again with a different firm and felt complaining to Seatons would have made more delays and conflict. Incorrect figures - Due to the incompetence creating the correct figures, I was sent not once, but twice incorrect final statement figures from Seaton's and the third figure had to be created from the other party of the property sale and sent in, who I had no alternative but to trust at the time and caused a stressful period. For a solicitor firm, I found this to be unprofessional, also worrying for a firm unable to subtract and divide a few sums. Aftermath - After the house sale was completed and the transaction was through. At the time, I wasn’t satisfied but thought it wasn’t worth writing an review and thought this could of been a very bad one-off experience for all, but after I was contacted by Seatons and asked to transfer a tax charge which was not stated to us when the third final statement was sent in and which they’ve already accepted. Personally, I thought it was hilarious that they had the audacity to ask, especially how unprofessional they’ve been throughout the process and quite frankly they should of accepted the loss on their own behalf, as it was their mistake. Seatons kept pursuing and eventually threaten me being passed on the debt department and after numerous emails, I paid the outstanding amount as it was a petty low figure and they’re not worth my time challenging. Seatons have shown how unprofessional, have a lack of morals on how they make their finances and no interest of creating a good form of customer/client relations.
Dear Mr Egan We are surprised to see your 1 star review given the emails that were sent between yourself and Gemma McKimmie and especially her final email to you on 28th July 2025 when a full time line of transaction was provided to you. The delays you refer to Mr Egan were not the fault of Seatons as you very well know; 6 weeks delay was caused, by you not returning or answering our questions and failing to return essential paperwork to us. Apologies were already made to you in relation to an error on the completion statement which was rectified immediately. To state that you consider Seatons were unprofessional, lacked morality and were incompetent we find very profound.
Surprised anyone in this firm managed to get through law school. Avoid with at every cost, sneaky, incompetent, lack of compassion and care for vulnerable customers and clearly uneducated. They will cut corners, lie to you and then wash their hands post sale even if there are evident acts of negligence towards customers. Avoid at all costs!!! Vile.
Dear Ms Fowler We were disappointed to read your very curt and somewhat defamatory review. We have now investigated the matter with the fee earner who dealt with this transaction and it would appear that you are not our client, we acted on behalf of your 67-year-old mother. There were no issues of dissatisfaction raised, in fact there was a very good relationship with your mother throughout. You contacted our firm following completion (which we have to say went through smoothly and on time) to say that the boiler at the house had broken down. We have tried to contact you but without any response.
