Sale and purchase of property

From the day we engaged with the conveyancing team at Forbes we knew we were in safe hands. Reception staff were always so helpful and extremely cheerful which was a bonus when things got a little stressful! The conveyancing team were almost always contactable (time of year holidays left some short staffing) but we accepted that and a quick email to all the team soon resulted in a response. We are most grateful for the team’s professionalism and pragmatic approach in particular regarding the sale of our property which at times was hindered by agencies outside of our control. Jennifer dealt with this amazingly and reassured us regularly. Contracts and completion were achieved without issue and our requests for dates were fulfilled. Our only suggestion for full client satisfaction would be timely updates on the Forbes app it looked like a great system which keeps buyers and sellers updated and the progress bar is a reassuring sign that things are moving forward (this was a little slow to be updated and near completion was not updated at all ). We highly recommend Forbes Solicitors - thank you

Disgrace of a firm, these solicitors where chosen to act on behalf of together housing association in regards to selling my share of my shared ownership property, essentially just the middle man from my buyers solicitors and my solicitor. Whole process took 5 months because response times where nothing short of a disgrace. Case handler Claire wouldn’t speak to me because I wasn’t the client even tho I was having to pay the final bill so surely I am the client? So after 5 months of very poor service they then had the cheek to send me a bill of £2775 and my buyer a bill of around £700!! For doing literally nothing! They were just the middle man!! I paid my other 2 solicitors just over that total amount combined who had to do all the usual conveyancing bits and pieces. I had to ask my solicitor to double check that Claire hadn’t fell onto a calculator and just thought “that’ll do” £2775!!? Wow When challenged on the amount the response was a snapshot of some small print in my shared ownership lease stating a charge of up to 1.5% or some croc and bull, so basically they charged that because they can. So thanks for robbing me blind and thanks again for a terrible service. Stay well clear of Forbes

Hayley N was exceptional in her communication as the solicitor for the sale of my property. There are not enough superlatives

This organisation is incredible. I arrived in a very difficult situation, with the specific help of Loretta and Paul I was supported both emotionally and legally through a my difficulties. Professional and exceptionally knowledgable I was able to secure the outcomes I needed. Alongside this they are kind, gentle and full of empathy despite having to deal with difficult circumstances. I hope I never need their services again but if I do - I wouldn't look anywhere else.

Dental Negligence Claim

I cannot thank John Bennett enough for all his help and support throughout my dental negligence claim. From the outset, John was extremely professional, approachable and reassuring. Everything was explained to me clearly and in a way that I could understand, which made what could have been a very daunting and complicated process much easier to deal with. I was kept extremely well informed throughout and always felt that I could ask questions and would receive a clear and helpful response. Most importantly, I always felt that I was in safe hands. I knew that John had my best interests at heart and I had complete confidence in his advice and guidance throughout the process. After I had seen the dental expert, John put forward a claim for £20,000, which was accepted. I was so happy when the settlement was agreed, particularly after everything I had been through. The outcome means a great deal to me and will make a real difference in helping me deal with the consequences of what happened. I am incredibly grateful to John for his professionalism, knowledge, patience and support throughout my claim. He made a difficult experience much more manageable and I would have no hesitation whatsoever in recommending him to anyone who needs help with a dental negligence claim. Thank you, John, for everything you have done for me.

John Lambe acted for me in resolving a dispute with my late Father's estate. He took the time to understand the circumstances under which my Father signed the Will. At all times he was friendly, supportive and pragmatic. He has a vast knowledge of contentious probate, access to an exceptional Barrister, and together they were able to help me understand the complexities of the laws relating to my case. Navigating through such a difficult time was made much easier by having John in my corner.
