As a public service announcement I would not recommend Talbots. I was referred to Talbots by my mortgage broker and trusted his advice that Talbots had got the job done for his clients in the past. Unfortunately something has clearly changed at Talbots since then. I was a first-time buyer with little experience of solicitors and almost became a no time buyer thanks to this firm. Unfortunately, communication after initial payment was very limited and I had to chase them via email and phone for responses. I was not kept updated about progress and as a result had to make a complaint 2 months into what should have been a straightforward process (no chain, unoccupied property). Once I made the complaint I received a phone call from the conveyancer (the only time I ever spoke to her) about whether I wanted to proceed with the purchase (2 months after instructing them) due to the Building Safety Act which they had never mentioned before even though it was created in 2022 (long before I started this process). Anyway, after approximately 10 weeks of getting nowhere I had to disinstruct Talbots and find a new conveyancer. I have spent time, energy, months of rent and stress on what should have been a straightforward process. The only positive I can say is that the complaints man (Pete O’Dowd) at Talbots is probably the only person who answers emails in a timely manner and offered me £125 in compensation at the end after his internal investigation. Given my experience with Talbots he is likely quite busy and used to dealing with clients who are deeply frustrated and emotionally distressed after what should be a a normal straightforward legal process. Reading other reviews it appears that my experience is not unusual so I would recommend choosing a different firm so that your conveyancing journey does not end up as mine did.

profoundly unsatisfactory experience

I regret to write this review detailing my profoundly unsatisfactory experience with Talbots Law. My husband and I engaged their services for a conveyancing matter, and the overall incompetence, negligence, and lack of professionalism displayed by this firm have been nothing short of damaging to our financial and emotional well-being.

First and foremost, Talbots Law and our solicitor Balqees have proven themselves to be shockingly inefficient. They consistently demonstrated an inexplicable lack of urgency in their work, which resulted in extensive delays at every stage of our conveyancing process. To illustrate the extent of their sluggishness:

Local Searches Report: A further 7 weeks elapsed before we received the Local Searches Report.

Receipt of Mortgage Report: Astonishingly, this simple task also consumed 7 weeks.

Draft Contract to Initial Enquiries: An inexcusable 6 weeks passed before they managed to move from the draft contract to addressing initial enquiries.

Receipt of Local Searches to Report: Despite the gravity of our situation, they took an additional 3 weeks to compile the report.

Receipt of Mortgage Offer to Mortgage Report: Even worse, it took a staggering 6 weeks to receive the Mortgage Report, with an additional week required for amendments.

This grossly inadequate performance has had serious financial consequences for us. Talbots Law failed to inform our lender of a price renegotiation for over two months, which led to unnecessary expenses amounting to over £4000 in rental fees and property purchase costs.

Moreover, their communication was deeply flawed. They consistently ignored our attempts to reach out, demonstrating a shocking level of neglect in handling important documents and files. The sheer number of falsehoods and unfulfilled promises we encountered throughout our engagement with Talbots Law further underscored their overall incompetence.

Despite our multiple complaints over the course of two months, there has been no discernible improvement in their services. The detrimental impact on our lives, both financially and emotionally, cannot be overstated.

I am compelled to share this review to caution others against entrusting their legal matters to Talbots Law. The experience we endured was not only professionally subpar but also emotionally distressing. I implore anyone in need of legal services, particularly conveyancing, to carefully consider their options and seek out a more competent and reliable firm. Our unfortunate experience with Talbots Law serves as a stark warning of the potential consequences of choosing a legal partner who demonstrates such a profound lack of professionalism and competence.

Talbots law in Dudley Brierley hill waterfront way

Waste of time lack of understanding and moving forwarding. Communication very poor , staff leaving, unprofessional, delays in paper work, never kept up to date. Constant change over with staff. Quick to receive money.

Horrendous, AVOID

Talbots are supposed to be handling the purchase of our house and they have been nothing but a nightmare. Trying to get a hold of a person is difficult enough, as they're usually 'unavailable'
Then our case manager went on annual leave and no one thought to pass on our case.
We should have been moved in by the start of December at the latest, then we've said the 15th and that's still not looking likely as they've said it's probably going to be next year now.
THATS NOT GOOD ENOUGH!
I have had to postpone the start of a new job, which doesn't look great.
Talbots have had so much time, and yet, they've done absolutely nothing!

I am extremely disappointed with the service I have received from Talbots Law. After purchasing a property in the beginning of June, with no chain, I was informed the process would take 3/4 months to complete. It has now been nearly 6 months and I have been informed with a week to go until my exchange and complete date, with deliveries booked in, removal companies at the ready, that my house is at risk of not going through.

There has been no communication from the solicitor dealing with my file, I have never received a phone call from my lead contact and email communication has always been led by me as the client. They do nothing to update you on the status of the file, I have offered to do what I can to speed up the process a number of times, documents were sent to an email address they provided where the member of staff didn’t actually have access to them and now I am extremely stressed, frustrated and disappointed.

If my property does not complete as it is supposed to on 1st December, I will be making a formal complaint about the way I have been treated

This conveyancing firm is unfortunately involved in my property chain. I have tried to contact them directly out of sheer desperation, but most unsurprisingly heard nothing.

I’ve now contacted the Law Society and Legal Ombudsman as asking their clients for money to expedite a sale and then not doing so is apparently a clear breach of Code of Conduct, meaning we do have a cause for complaint even though they aren’t acting on our behalf.

Thankfully these two organisations seem to work much more quickly than this company but it is a shame it has come to this after repeated delays and lack of progress.

Non responsive for a whole month. Already complaint with Ombudsman. As soon as I raised with Ombudsman they replied in a few minutes and 2 more days waiting they still haven’t resolved the issue. I’m not a direct customer but the seller of my flat use them as solicitor. I’ve decided to take this case into court if the issue isn’t resolved for 2 months

We were introduced to Seymour Luke by a friend for a recent purchase of our family home in Sutton. We had a personal timeline that was quite restrictive, and the onward purchase was complicated in being tied up through probate.
