I would like to give an excellent review to Ringrose Law, especially Miss Beverly Kirk, who has been incredibly helpful throughout my property purchase. She always responded to my enquiries on time, guided me clearly, and helped reduce the stress I was going through. My situation was very difficult. My initial solicitors, who were supposed to complete my property purchase last year in August, went into insolvency. I received a letter from HM Land Registry telling me I must appoint another solicitor to finish the job. This was extremely stressful. I contacted many solicitors — most did not respond, and some said they did not have capacity. I realised that many firms do not want to complete work that was started by someone else. But Ringrose Law did not hesitate. They took on my case, explained the process clearly, and reassured me at every step. Miss Beverly Kirk was outstanding. She guided me properly, communicated professionally, and made sure everything moved forward. I truly appreciate her support. My main observation was the apparent lack of understanding when verifying the provenance of funds. The key word in POCA is "suspicion". Once suspicion has been allayed, the search is over. I did work for the United Nations on this very issue so I do know the subject matter. I supplied evidence of this. If I could not verify every last penny after 44 years work, I would say that is normal. I would be far more suspicious in the regulated sector if the subject could! Discretion and judgement are tools needed here and this seemed to be misunderstood/ absent. I think this is a training issue and not the fault of the employee.

I granted had a difficult sale conditions, but was disappointed with persistent errors and redrafting of firms. Also being told documents were on the Helpdesk waiting to be signed but each time I went in(3)no one knew anything. I explained they should be in an envelope, but no, they had to contact someone who was always in a meeting, and I had to wait for the forms to be drafted again. On completion day, a very stressful time, I made contact with my conveyancer, who kindly replied telling me I was being inappropriate!! My overall impression was that of incompetence, I am sad to report.

Avoid if trying to purchase a house. Especially your first where you need a little extra hand holding.

Firm was able to preform the necessary searches for my conveyancing. There rates were very high however, and was taken out of the deposit (so on a partial refund) Unable to proceed citing that the building fell under the 2022 safety act, which my current solicitor found no fault with. Was left waiting multiple weeks until I was told about their decision. It required multiple calls and emails to get a response as to why.
