Extremely Disappointing Experience

I had the unfortunate experience of working with this solicitor, and it was nothing short of a nightmare. From start to finish, it was a complete disaster.

Initially, I was quoted £900 for the process of buying a car garage I purchased for £27,000. However, they ended up charging me a staggering £2200, which was a shock and a clear breach of trust.

To make matters worse, after the completion, they flat out refused to send me my original paperwork for the property. I had to wait for two long months, only to receive someone else's deed of sale and leasehold paperwork. When I brought this grave mistake to their attention, there was no sense of accountability or remorse. They callously instructed me to send back the incorrect paperwork, insisting that I don't need my own original documents.

As a result, I'm left without any essential paperwork for the property I purchased, including the vital leasehold documents. This level of incompetence is inexcusable and highly unprofessional. It's evident that this firm lacks the basic integrity and competence required for handling legal matters of any kind.

In my opinion, they operate like they don’t know what they are doing and, frankly, seem more like untrustworthy than reputable solicitors. I strongly advise against entrusting them with any legal matters. Save yourself from the stress, headaches, and potential legal complications by seeking out a more reliable and trustworthy solicitor elsewhere. This experience has been nothing short of a costly and frustrating disaster.

Marjana Uddin is absolutely amazing!

All communication with her was always pleasant and very helpful/detailed. She assisted me through my court case which at times was very stressful for myself but I knew I was in good hands. I truly appreciate all her help as well as the colleagues who supported me throughout these last few years. Marjana kept me confident in the matter I had to deal with. Thank you is not enough. Blessings your way :)

Extremely unresponsive and slow

I was very disappointed with the services that I received. The staff were almost impossible to get hold of. Emails were not returned. Phone calls were ignored. My case would've been a very simple and straightforward purchase but they just dragged on the process for no reasons at all. My mortgage offer had to be extended once and they nearly missed the second deadline too! I've never had such bad experiences before with solicitors.

Awful service

I do not know how they are still a legally operating service or why in 's name any estate agent will ever recommend this firm to anyone because i could not imagine any other solicitors being worse than these people. i promise you, if you want to develop stress related illnesses, just go ahead and use them. comminication is non existent, you will have to do all of the work. i was constantly the one communicating and passing messages from the seller's solicitors to these ones who where supposedly 'my solicitors' who were 'working for me' what a joke! i seemed to have payed them so i could do thier job for them. and then they overbilled me by £300+ and when i queried it they said they cant change the bill as it will distort their accounts and for the house to close (after waiting 20 weeks march to july) to close on a new build with no chain and no issues) i had to pay the bill and they will refund the difference in 2-3 working days... it had been 6weeks + and what do you know, i still have not had a refund.

Michael was my 'solicitor' but he spoke to me once in the 20 weeks and thats it. Poor service, Dishonest group of people and just distasteful. i would not recommend them on my worst enemy and cannot wait to never have anything to do with this horrible service ever again.

professionalism

We were recommended to use this Workington branch solicitors but would strongly advise people to try elsewhere, not a very good experience having to make 4/5 phone calls a day to see why our purchase was just sitting in limbo bearing in mind we had no chain and the property we were purchasing was vacant. 2 month after we got everything signed over and had been paying the mortgage we recieved an email from Taylor Rose stating that we needed to complete a form for the gifted money from my partner and would be in breach of our mortgage if we did not do so. Not did they say "you have paid us more than a thousand pound and we haven't followed our own protocol by completing this before signing off as complete" no apology was issued and we were told that it needed signed and things get missed. Very bad first experience but can hopefully point people in the direction of a different solicitor who are more competent to follow simple procedures

Very Poor Service

Just completed selling a property and the buyers Solicitor was Taylor Rose. I believe 16 weeks to be very unreasonable. I am assured that most of the delay was down to the inefficiency of Taylor Rose. As other reviewers have commented this not fair or reasonable. I, my friends and family and anyone reading this review should be very wary before using this Office for any conveyancy transactions. I'm informed by other Solicitors and Estate Agents that the normal time is between 6 and 8 weeks. This was a first time buyer with no chain involved and the Property empty and ready to move into. So please BEWARE ( even if Taylor Rose quote is £25 cheaper than anyone else!)

They caused the sale to fall through after 2 failed exchange attempts

In short (details of our case below), our conveyancer assigned by Taylor Rose failed to complete the AML checks in time and failed to raise all the relevant enquiries needed in time, causing two failed exchange dates and resulting in the seller pulling out at great cost to us. They have also failed to return our deposit, and communication has been slow and painful throughout without any justifications for why these delays and oversights occurred. We will be submitting a formal complaint via the complaints procedure shortly.

We had chosen Taylor Rose because we believed they were a reputable regional firm. However, in practice, the work is outsourced to 'consultant' conveyancers who are not necessarily direct employees of the firm. There is significantly more security in instructing a firm of solicitors that does not use this consultant model, such as Gateley, where the level of accountability and care is higher. Our friends have had much better experiences with other firms. I regret wholeheartedly choosing Taylor Rose. The response from the conveyancer assigned to our case, and their management, has been deeply unsatisfactory. To quote our estate agent, Taylor Rose’s handling of this conveyance has been one of the worst they have seen in their career.

Summary of our timeline:

We instructed Taylor Rose in October 2024 and were assigned a conveyancer to handle our matter. In November 2024, we provided the requested proof of funds documents. We informed the conveyancer that our tenancy would end in June and that we would ideally like to complete by then, but that if this was likely to put the seller off the sale, we were happy to complete sooner in alignment with their wishes.

By March 2024, the seller began chasing (via the estate agent) to ask how things were progressing. We had also had very limited communication from our conveyancer, but trusted that searches and enquiries were progressing. An exchange date was agreed for early April.

In the few days leading up to exchange, we still had not received the Reports on Title, Lease Title, or any legal advice. As the exchange date approached, we became increasingly concerned about whether the deadline would be met. The seller was growing frustrated and threatening to pull out if we did not exchange on the scheduled date.

Reports were finally provided just two days before the scheduled exchange date. These documents were full of errors (e.g., stating service charges would be £41,000 instead of £4,100, and unfinished sections such as "please insert text"). The quality of the work was extremely careless. Throughout this time, communications were extremely poor despite our repeated chases. We did not feel adequately advised and asked for corrections and proper explanations.

In all the chaos, the seller agreed to extend the exchange date by a week but warned that if there were further delays, they would withdraw. The day before the extended exchange date, our conveyancer requested further AML/proof of funds documents — documents we had initially provided in November. Despite providing what we could at short notice, we queried why this had not been dealt with earlier.

On the day of the second scheduled exchange, Taylor Rose was uncontactable for much of the day. In the afternoon, we were informed that exchange had been cancelled due to outstanding enquiries. This cancellation occurred without our instructions, and no clear explanation was provided for why these enquiries had not been raised earlier.

As a result, the seller withdrew from the sale. We lost significant sums in wasted fees and external costs and are now urgently seeking new accommodation under much worse terms, as our housemates have made new arrangements based on our intended move.

The stress and disruption caused by Taylor Rose’s mishandling of this matter have been immense. To make matters worse, the deposit we sent to Taylor Rose's client account in anticipation of exchange has still not been returned. Despite repeated emails, we have received no responses regarding the return of these funds. This lack of professionalism is highly concerning.

Jenny Maggs at TaylorRose Solicitors helped process our first house sale. She was diligent and gave speedy responses to all our questions. The whole process was effortless between her and Gary, her brilliant assistant - it was reassuring to pick up the phone and speak to them both as and when we needed to. I would highly recommend working with them!
