Poor Communication, Repeated Errors and Avoidable Delays

I have recently completed a Right to Buy purchase through Talbots Law and, unfortunately, my experience was extremely disappointing. Throughout the transaction I experienced repeated delays, poor communication and a lack of proactive case management. Calls and emails regularly went unanswered, updates were rarely provided unless chased, and I was repeatedly promised call backs that never happened. The most frustrating aspect was that many of the delays appear to have been avoidable. Following a formal complaint to Stoke-on-Trent City Council, the council provided a detailed chronology of the transaction which highlighted multiple instances where Talbots failed to respond promptly, submitted an incorrect and unsigned TP1, provided incorrect information regarding funding arrangements, and repeatedly failed to satisfy the council's clearly stated legal requirements. The council's formal response concluded that they had acted promptly throughout and that delays were attributable to Talbots' handling of the matter. As a result of these delays, my mortgage offer reached expiry, leaving me facing additional borrowing costs and financial loss. The process became unnecessarily stressful and required significant effort on my part simply to obtain updates. To add to the frustration, the final bill exceeded the original quotation by over £400 for additional Legal Fees due to the delays. The response I get when I questioned it was, if you don't pay, we will not be able to complete. The purchase has now completed, but only after months of avoidable stress, chasing, and uncertainty. I appreciate that conveyancing transactions can be complex, but communication, accuracy and responsiveness are basic expectations when paying for a professional legal service. Unfortunately, based on my experience, Talbots fell well below those expectations. A complaint was raised straight after completion 15/06/2026 and a month later, I'm still awaiting a response! Would I use Talbots again? ABSOLUTELY NOT

Do not trust these novices with anything!

Do not trust these novices! they delay the process of purchasing a property untill the very end by asking so many irrelevant and dumb questions about your source of funds and such. They have a bunch of low-grade cheap lawyers from outside the UK who cannot even understand simple things in a bank statement. They caused me several thousand pounds of damage by failing to complete a purchase!

Unfortunately rude and unhelpful

She seemed not to want to help us. Didn't answer our questions, kept repeating the answers that were already not helpful, didn't clarify what we needed to do next, seemed to have absolutely no empathy, and had no desire to do her job. We had the feeling the emails were not being read properly, as we were dropped as clients for the lack of documents, even though we were still waiting for her feedback to send the correct documents. She sent the DRAFT letter from our accountant to the Compliance team. One week before we wanted to complete the house purchase, we needed to find a new lawyer. I nearly had a breakdown, the fear of losing the house we were waiting for months to move into... I cannot explain in words how difficult those couple of days were, especially as a neurodivergent person. I wish I could say good things about Terri, as I have seen some good reviews about her. Maybe she was going through a tough time... which doesn't justify the poor job, but might explain it. She even stopped answering our calls after she dropped us, leaving us completely unaware of what to do next.

Worst case isn't no reply — they are leaking client info

.What has disappointed us most about Talbots Law is not the lack of email responses, but the serious negligence of their solicitor in disclosing a client’s confidential information to us, and the complete lack of action from management after we reported it. We first instructed a solicitor at Talbots Law on 20 June to act for us in our house purchase. By 12 August, we still had not reached Exchange and were ultimately forced to change solicitors. A major reason for this was the solicitor’s serious negligence and lack of responsibility. We repeatedly reminded our solicitor that we would be leaving the UK for a holiday at the end of July and asked for confirmation before we left as to whether our signed original documents had been received. We received no response. Even while the solicitor was on holiday, the team failed to take any action or respond to our emails. However, this was not the most serious issue. The solicitor mistakenly mixed up our file with another client’s and sent us that client’s confidential emails and information. We were extremely shocked by this and immediately raised a complaint with the solicitor’s manager. Despite sending two emails, we have received no response from the manager whatsoever. We then escalated the matter to Talbots Law’s Complaints Department and requested that our solicitor be replaced. Instead, the Complaints Department refused to change our solicitor on the grounds that the relationship had broken down, and offered us a refund solution so that we could find another solicitor and bring the complaint to an end as quickly as possible. The most ironic part is that the client whose confidential information was disclosed to us was also ultimately unhappy with the solicitor’s service and requested a refund. I have lived in the UK for more than ten years and fully understand that property transactions can be slow. However, I have never experienced such a poor level of service from a law firm. I will continue to report this matter to the relevant third parties regarding the solicitor’s negligence in disclosing confidential client information and the failure of Talbots Law’s management to take appropriate action. If you still want to take your chances, you are welcome to choose them.
