She is both professional and firm however has a gift of being highly understanding and respectful. She really puts herself in your shoes and makes you feel heard. Excellent Probate and Estate Administration Support

I would highly recommend Wake Smith Solicitors for probate and estate administration matters. Wake Smith supported the administration of my late mother’s estate over a prolonged and at times complicated period. In particular, I dealt with John Breeze and Rachel, who provided clear, measured and professional guidance throughout the process. For over a year, while I was also working full time, Wake Smith managed the legal side of the estate extremely well. Their involvement provided structure and direction at a time when there were a number of legal and practical matters that needed to be worked through carefully. What I particularly appreciated was their patience and their ability to remain focused on the facts. Advice was always clear and balanced, with the legal position explained properly along with the different options available, including the advantages, disadvantages and possible consequences of each course of action. Rachel, as the legal representative dealing with the matter, was professional, responsive and very good at keeping the administration moving forward. John also provided valuable legal guidance when more complex issues arose. I never felt pushed towards a particular course of action. Instead, the advice was practical and proportionate, with a clear focus on the proper administration of the estate and achieving progress in a sensible way. The estate has now moved forward significantly, the property has been prepared for sale, is on the market and an offer has been received. I am very grateful to John, Rachel and the Wake Smith team for their patience, professionalism and support throughout what was a lengthy probate process. Their calm, factual approach and clear legal guidance made a real difference, and I genuinely do not think I could have got through the process without their help.

Conveyancing for a property sale

Overall we were satisfied with the service that Wake Smith provided. Staff were very approachable and responded promptly to our phone and email enquiries, and the online customer portal was user-friendly. We felt that staff represented our interests well when interacting with our buyers’ solicitors, including expediting completion of the sale. On completion the fees etc we were charged were higher than originally quoted, but all additional costs had been clearly explained as soon as they arose so the final sum appeared reasonable. There were some errors in the management and text of some key documents, but these were corrected promptly after we identified them. Also, many emails we received from Wake Smith were too brief, inadequate either for conveying information we requested or in engendering information from us. A more regular update on progress, e.g. weekly, would be a welcome addition to their service and give clients confidence that conveyancing was progressing. Most stressful and time-consuming for us as clients was Wake Smith’s unwillingness to arrange the first registration of the property’s title with HM Land Registry, contrary to advice received directly from HMLR. They refused our first two requests to provide this service, complying only after our buyers’ solicitor requested they do so. Contrary to Wake Smith’s warnings that the registration process could take many months and so delay the sale, the title was registered at most five weeks after the application was made.

I meant to write this review last year after the sale of my flat, but life took over, and honestly that probably says everything about how intense that period was. What I do know is that I would not have got through the sale without Sude Yaz at Wake Smith Solicitors. From start to finish, Sude was calm, steady and incredibly supportive, even when I very much was not. I was under a lot of stress throughout the process, and she had an amazing ability to ground the situation, explain things clearly, and keep everything moving without adding to the pressure. The buyer’s solicitor was frankly a nightmare, constantly asking for unnecessary information and creating complications where there did not need to be any. Sude handled it with total grace, professionalism and quiet confidence. She did not take any nonsense, but she also never escalated things unnecessarily. It was such a relief knowing she had everything handled. My flat was in London while Wake Smith are based in Sheffield, and that made absolutely no difference at all. If anything, it highlighted just how good they are. I have dealt with other solicitors in the past who promised the world, charged huge sums, and delivered very little. That was not my experience here. Wake Smith, and Sude in particular, were completely honest and upfront about costs, realistic about what could be achieved, and then actually delivered on it. Even the estate agent was so impressed by how Sude managed the situation with the London solicitor that he now actively recommends her to other buyers and sellers. I genuinely will not go anywhere else now. I cannot recommend Wake Smith and Sude highly enough. Thank you so, so much.
