Communication was good in the last few days but throughout I was asked for the same information a few times, emails would go unanswered for many days, answers were often a bit short. When i did call the main solicitor things improved but when dealing with the more junior team I found they didn't answer emails

Very disappointing experience with Margarita Ivanova and Setfords. After I started asking clarifying questions by email regarding the legal documents and process, the retainer was terminated citing a “breakdown of trust and confidence”. The firm appears to have conflated scrutiny and requests for clarification with a lack of professional trust. I do not agree that asking clarification questions in writing regarding lender requirements and legal structure should reasonably amount to a breakdown of trust and confidence. In a complex property transaction involving a declaration of trust, transfer of funds and lender requirements, requesting written clarification is normal and responsible client risk management, not misconduct or lack of trust. My complaint also took 13 weeks to resolve instead of the stated 8 weeks. The matter is now with the Legal Ombudsman. Unfortunately, I cannot recommend this firm based on my experience.
Extremely disappointing. Spent almost £500 on nothing but summaries of my own emails. When I asked questions I was not given a response, simply another email summarising my request. Took a long time to respond to emails. Didn't feel like she cared about my case at all and when I raised genuine concerns I was dismissed. Ended the contract and found another solicitor to manage my case. I do feel it was the individual solicitor though as the one who responded if they were unavailable seemed much more responsive and helpful
Had an appalling experiencing with Setfords conveyancing and the subsequent handling of complaints. The conveyancing was made more stressful than necessary because communication was difficult and short. Worse, I was provided with explicit, incorrect written advice regarding the warranty of my new build house, which turned out to contain unusual exclusions that the solicitor should have uncovered. This has resulted in years of distress and tens of thousands of pounds lost in getting serious building defects rectified. While my complaint in May 2025 about the conveyancing service and incorrect advice was initially met with courteous replies and requests for lots of information, subsequently there has been no admission of fault or reparation. Instead, the complaints manager has tried to shift responsibility to other actors, such as surveyors and builders, who have nothing to do with the incorrect legal advice provided by Setfords. The response also misrepresented the fact about complaint and cited terms and conditions bore no relationship and were inapplicable to the matters in dispute. The complaint will of course be escalated to higher instances in order to hold the solicitor who provided the incorrect advice and the complaints manager accountable. However, all this distress and loss would have been prevented if a competent solicitor had identified the missing documents and provided correct advice regarding the new build warranty.
PLEASE DO NOT USE DEIRDRE .. i had to send this email down below Dear Deirdre, I am writing to formally express my deep dissatisfaction with the way you have handled this legal matter and to raise serious concerns about the professionalism and ethics displayed throughout this process. From the outset, I made it explicitly clear that I intended to proceed using a vendor finance agreement. However, once you engaged with the seller, Oliva, you drafted a completely different agreement based on a delayed completion, which was never agreed upon by me. This fundamental change has made it impossible for me to refinance and repay the seller as originally intended. To make matters worse, despite knowing full well that I had already invested thousands of pounds into the property and begun works, you suggested to the seller that she could put the property back on the market and offer it to other investors. This was a clear breach of trust and felt like an attempt to manipulate the seller out of our agreed arrangement, causing further distress and financial risk to me. I find this conduct unacceptable and completely lacking in integrity. I also had to independently seek legal reassurance from two separate solicitors who confirmed that a first charge would provide full protection for the seller. This is the basic clarity I should have received from you without needing to consult outside professionals. Instead, confusion was created, and unnecessary doubt was introduced, further delaying the process and shaking confidence in your legal advice. I engaged your services on the recommendation of a Facebook group, but based on this experience, I would never recommend or use your services again. Your handling of this matter has not only cost me significant time and money, but has also nearly jeopardised the entire transaction. At this point, I expect a full explanation of: Why the agreed vendor finance structure was not followed; Why alternative investor options were discussed with the seller despite my investment; What steps you are willing to take to remedy the financial and legal position you have placed me in. This entire process has caused immense frustration, financial strain, and distrust — all of which could have been avoided with honest and professional legal guidance. I look forward to your prompt and thorough response.

Awful experience so far. Nearly a year of back and forth and still no completion of property. Paperwork isnt being checked, errors and mistakes that could cause risk to me later that ive had to point out by having someone else check the paperwork thoroughly. Unfortunatly i dont have a choice and stuck with them. They dont care.. you have to chase for responses, not accountability for mistakes theyve made etc. Caused so muxh delay that whikst not all their fault they have contributed. Please avoid if you deserve better service. Will update my review with names etc at a later stage.
