Very disappointing experience with Margarita Ivanova

Very disappointing experience with Margarita Ivanova and Setfords. After I started asking clarifying questions by email regarding the legal documents and process, the retainer was terminated citing a “breakdown of trust and confidence”. The firm appears to have conflated scrutiny and requests for clarification with a lack of professional trust. I do not agree that asking clarification questions in writing regarding lender requirements and legal structure should reasonably amount to a breakdown of trust and confidence. In a complex property transaction involving a declaration of trust, transfer of funds and lender requirements, requesting written clarification is normal and responsible client risk management, not misconduct or lack of trust. Following the questions I raised via email regarding my matter, I subsequently received a series of emotional and, in my view, inappropriate WhatsApp voice messages from Margarita. I found the tone, approach, and manner of communication distressing, disproportionate, and inappropriate in a professional solicitor-client relationship. My complaint also took almost 15 weeks to resolve instead of the stated 8 weeks. The firm didn’t acknowledge wrongdoing. The matter is now with the Legal Ombudsman. Unfortunately, I cannot recommend this firm based on my experience.

Serious Professional Misconduct

In March 2023, I instructed Mr. Daniel Frederiksen of Setfords to handle the conveyancing for my purchase of the property, Due to what can only be described as fundamental negligence and a profound lack of care, Mr. Frederiksen incorrectly registered my name with HM Land Registry. My legal and correct name is Law Yuen Him However, he registered me only as Law Yuen. This is not a minor spelling mistake but a material alteration of the proprietor's identity on the official title register. I discovered this error in October 2025 and immediately contacted Mr. Frederiksen. His response (see Evidence A) was utterly unprofessional and unacceptable. He dismissively informed me that the error would "be corrected in the future at the time of any remortgage or sale." This is patently false and professionally reckless. It demonstrates a deliberate attempt to avoid his responsibility to correct a significant legal defect he created, pushing the burden and future risk entirely onto me.

Used Michael Compton for what should have been a very simple service for an extraordinary cost compared to others solicitors. I heard nothing from him for a month despite repeated chasing, no work was carried out on my behalf and he significantly delayed the process causing what was already a very stressful time, even more stressful. There is a reason why they have 2 stars from their reviews. They really are the worst company. Not going to go into details but let me say one thing. They do not care about their clients at all. When you make an enquiry you will have solicitors swarming your inbox like vultures all looking to take on the case on for you. Once you are on and have parted with a fair amount of cash the whole attitude changes. I had some really inappropriate comments made to me by the solicitor handling my case as well. These comments were really shocking and so unprofessional. Laurie Heizler is incompetent, claims he has all the experience but the work says otherwise. Failed to meet the most basic requirements when putting forward a case like the one I had which was so embarrassing. Once his work was picked apart by another law firm he backed down. He then wanted more money to consult a legal council on the issues when it should have been addressed in the first place. He made other comments to me which I won't repeat which are really not okay to say to a client. I lost all confidence in his work and I reported back to Setfords for a review and to get my case handed over to another solicitor. I never complained about Laurie though, I just asked for it to be transferred to another representative as I lost confidence in him, I think this is very reasonable. They never replied for three months! I had to put a lot of pressure to even get a response. You cannot get past the reception desk so don't bother calling, they will not engage with any dialogue on the phone. After losing all patience and piling on some pressure and starting to request partial refunds for the money I had wasted with them they decided to give me a half assed email on a Friday evening telling me I would have a response on Monday. It took until Tuesday for the response and it was nothing short of absolutely disgusting. Refused to hand my case to another solicitor, refused to address my detailed points and issues I had with the work they did and just gave me a load of rubbish on how "they" think the work was carried out to a good enough standard and that any issues were my fault. I spoke to Laurie on the phone where he even blamed me for the break down of the relationship even though I never even actually complained about him, I just asked for a different representative. Disgusting all of them, terrible law firm. Just avoid at all costs. One thing I learned is "buy cheap, buy twice". I now have a new solicitor working on the case who is incredibly helpful, polite and professional. They have also validated my awful experience with Setfords. Avoid, avoid, avoid.

I had a very disappointing experience with this firm while purchasing a property. After agreeing to use their services, communication was slow and progress felt unnecessarily delayed. When I followed up to ask for updates and raised concerns, instead of addressing the issues, my case was transferred to an entirely different law firm outside of their organisation. This caused further disruption and unnecessary stress during an already time-sensitive process. I was also unhappy with how my funds were handled, as they tried to keep my funds without delivering. Overall, the experience felt unprofessional and poorly managed. I would not recommend this firm based on my experience.

Moving may be a headache , but Sam at Setfords is your aspirin!

I used Setfords for my divorce, will update and I was further recommended Sam Laker as a convancy solicitor for my new ‘Home’. I purchased post divorce. Sam was not only professional, but she was understanding and supportive though out the purchase of my flat, understanding how stressful things had been and making things as smooth as she could. Once the leasehold was purchased, I then employed Sam further to extend the leasehold extension. With an outdated lease, being offered, there was considerable work needing to be done, and with the other side using a trainee, some times the work was extremely tedious and took a lot longer than it should have through no fault of Sam’s, however, Sam pushed for the correct information when it wasn’t right, to ensure that I had the most accurate data to match today’s laws. . Sam is meticulous in her work and made sure that everything was done properly. She explained in layman’s terms when I needed help understanding legal terminology and was always avalible to discuss things if need be. I have a huge respect for all the Setford professionals I have used in the past 3 years and would definitely recommend to anyone. There system uses high tec security, everything is easy to understand and easy to use. So I was never worried about that side of things. Everything was dealt with in the most professional manner possible.

Highly recommend Seafords for lease extensions!

I spent two months looking for a lease extension solicitor, reaching out to probably 30 firms - both big and small - and no one would even touch my case. I wasn't even sure why, especially since everyone wanted to work with me when I was originally buying my property. Luckily, I came across Seafords, and they agreed to take on my case, which was allocated to Merlin Batchelor. Merlin did a fantastic job supporting me throughout the entire process. He replied to my emails in a timely manner, offered additional help when needed, and advised me on the best way forward. The whole process took almost a year, but the delays were entirely caused by the freeholder trying to squeeze as much money from me as possible by confusing and delaying things, as well as an additional five-month delay caused by a surveyor who took my money and disappeared for five months. I am really pleased with the way Merlin handled everything, and I highly recommend Seafords if you need to do a lease extension.

It's difficult to put into words just how exceptional Jacqueline Batchelor is. The care, dedication and reassurance she gave us throughout our home purchase went far beyond what we ever expected, and we cannot recommend her highly enough. From the very beginning, Jacqueline took the time to understand what was important to us and treated our purchase as if it were her own. As first-time buyers, we naturally had lots of questions, but she was always available to help, explaining everything clearly and making sure we felt informed and confident throughout the process. Her communication was outstanding. We never once had to chase her for an update because she was always one step ahead. Whether something was urgent or routine, she responded quickly and kept us fully informed every step of the way. What impressed us most was her ability to find solutions and keep things moving. Whenever something unexpected came up, Jacqueline calmly worked through the options, explained everything clearly and found practical ways to keep us on track. We also had a completion deadline that was incredibly important to us, and she worked tirelessly to help us achieve it while ensuring we fully understood every decision being made. Awful experience so far. Nearly a year of back and forth and still no completion of property. Paperwork isnt being checked, errors and mistakes that could cause risk to me later that ive had to point out by having someone else check the paperwork thoroughly. Unfortunatly i dont have a choice and stuck with them. They dont care.. you have to chase for responses, not accountability for mistakes theyve made etc. Caused so muxh delay that whikst not all their fault they have contributed. Please avoid if you deserve better service. Will update my review with names etc at a later stage.
