We were unable to complete the sale of my mother’s house to pay for her care. The Land Registry made life difficult and Amanda found a colleague with appropriate knowledge and skills to resolve it through working at a Senior level at the LR which enable the sale to be completed rapidly.

Awful experience so far. Nearly a year of back and forth and still no completion of property. Paperwork isnt being checked, errors and mistakes that could cause risk to me later that ive had to point out by having someone else check the paperwork thoroughly. Unfortunatly i dont have a choice and stuck with them. They dont care.. you have to chase for responses, not accountability for mistakes theyve made etc. Caused so muxh delay that whikst not all their fault they have contributed. Please avoid if you deserve better service. Will update my review with names etc at a later stage.

in March 2023, I instructed Mr. Daniel Frederiksen of Setfords to handle the conveyancing for my purchase of the property, Due to what can only be described as fundamental negligence and a profound lack of care, Mr. Frederiksen incorrectly registered my name with HM Land Registry. My legal and correct name is Law XXX XXX. However, he registered me only as Law XXX. This is not a minor spelling mistake but a material alteration of the proprietor's identity on the official title register. I discovered this error in October 2025 and immediately contacted Mr. Frederiksen. His response (see Evidence A) was utterly unprofessional and unacceptable. He dismissively informed me that the error would "be corrected in the future at the time of any remortgage or sale." This is patently false and professionally reckless. It demonstrates a deliberate attempt to avoid his responsibility to correct a significant legal defect he created, pushing the burden and future risk entirely onto me.
Horrible service , I have been trying to get a deed of variance done and it has taken over a year. they don't send updates or follow-ups . no responses from their end form moths at a time despite multiple follow-ups from my end. And their complain department is not any better.

We were recommended Evette by a friend, and she was fantastic throughout our entire home-buying process. She was incredibly thorough and communicated exceptionally well from start to finish. Unfortunately, our move was delayed due to unforeseen issues with the Land Registry. While we ideally would have liked to move in a lot earlier, this was entirely out of Evette's control. What we appreciated most was how she kept us completely in the loop, clearly explaining the issues as they arose so we never felt left in the dark. Despite the external delays, her service was excellent and we would definitely recommend her to anyone looking for a great conveyancer.

I cannot recommend Sonal Rabheru highly enough. From start to finish, she has been an absolute pleasure to deal with. Used Michael Compton for what should have been a very simple service for an extraordinary cost compared to others solicitors. I heard nothing from him for a month despite repeated chasing, no work was carried out on my behalf and he significantly delayed the process causing what was already a very stressful time, even more stressful. Avoid.
