I instructed Setfords for the purchase of a flat, and the whole experience was extremely frustrating, stressful, and disappointing. The purchase ultimately fell through after months of delays. I fully understand that conveyancing can involve third parties, and that not every delay is within a solicitor’s control. However, what I found unacceptable was the poor communication, lack of urgency, and lack of clear advice at critical points in the process. When my mortgage deadline was approaching, I specifically queried why a completion deadline had been suggested if it was not realistically achievable. I did not receive a proper response before I had to withdraw my offer. At that stage, I had already incurred substantial costs, my mortgage position was time-sensitive, and I needed clear, proactive advice. In my view, that did not happen. I was later told that Setfords’ systems being down contributed to the lack of communication. I found this completely unsatisfactory. If systems were down during such an important stage, I would have expected someone to pick up the phone, especially when my mortgage deadline was involved. That point was never properly answered. The billing process was also poor. I received an abortive statement and later invoices/figures which did not clearly align, and I had to keep pushing for clarity. Despite the purchase not completing, I was still charged a substantial abortive fee. The complaint process only made the experience worse. My formal complaint took almost 6 months to receive a full response. Although Setfords acknowledged the delay and offered a small reduction, I do not feel the remedy came close to reflecting the stress, poor communication, and overall service I experienced. I have now paid the amount requested simply to avoid further hassle, interest, or credit control action, but I remain deeply unhappy with how the matter was handled. Based on my experience, I would not use Setfords again. For something as important and time-sensitive as buying a property, I expected far better communication, clearer advice, and a much higher standard of client care.

Used Michael Compton for what should have been a very simple service for an extraordinary cost compared to others solicitors. I heard nothing from him for a month despite repeated chasing, no work was carried out on my behalf and he significantly delayed the process causing what was already a very stressful time, even more stressful. Avoid.

Awful experience so far. Nearly a year of back and forth and still no completion of property. Paperwork isnt being checked, errors and mistakes that could cause risk to me later that ive had to point out by having someone else check the paperwork thoroughly. Unfortunatly i dont have a choice and stuck with them. They dont care.. you have to chase for responses, not accountability for mistakes theyve made etc. Caused so muxh delay that whikst not all their fault they have contributed. Please avoid if you deserve better service. Will update my review with names etc at a later stage.

Sharon brings calm to the chaos of moving

Moving is, they say, one of the most stressful experiences of your life. Naively, we thought we’d be okay as we had a very small chain and we’d been through the process a few times before in the past. We were wrong. The world of house buying has moved on in the last decade and we were not equipped to deal with the chaos that was about to rain down on our heads. Enter Sharon and calm was restored. She is professional, a great communicator and utterly calm in the face of what continually feels like impending doom and disaster when you are trying to buy a house and sell your house to fund it. No question is too daft (I know because I asked them all) and each was answered with the same patience and professionalism. Sharon led us through the process step by step and was quick to respond to any queries or concerns along the way. When it came to signing documents, she was at the end of the phone to guide us through it and help this Luddite work out what I’d done wrong! If you are looking to move house, you need Sharon in your life (or at least your contact list!) Thank you Sharon for making what could have been a really stressful life event more straightforward and easy to navigate.

Excellent Conveyance Solicitor

I approached Karisma online as I needed a conveyance solicitor for my flat. I have used several solicitors for this over the years but from the offset her personal communication was absolutely first class, she ensured that communication was thorough and that’s what a client needs as I have had to chase information up with previous solicitors. I personally felt that she informed me of each step and it was very smooth so I intend to now use Karisma with the sale of my main residence and future properties, an absolute asset to the company and fully recommend her professional services.
