Having used Campions solicitors for conveyancing on my new build house (first time buyer, no chain), I would not recommend them. I chose them because they price matched the solicitors the developer were recommending, they were a local business and they had good reviews on the internet. In hindsight, I would not have chosen Campion’s for a variety of reasons. I made a formal complaint with them after their mistakes on submitting Help to Buy documentation on 2 separate occasions meant I could not complete on my legal completion date, and I was in breach of contract. Throughout the process there was lack of diligence too. It was clear that there was no attention to detail throughout the entire process and they just copy and paste information without looking at the content. There was a generic issue where my address changed from a Drive to a Close midway through conveyancing, so all the draft contractual documentation was obviously not read properly before it was sent to me as it still stated the wrong address on it in the latter stages. It was only until I pointed it out that it got changed. Again, you’re paying good money for someone to do this on your behalf and be diligent, and it was clear they just weren’t bothered. The first big issue was an incorrect loan amount sent (by an amount of £6000!) on the form sent to receive authority to complete (confirmation to developer that the equity loan funds will be provided), and then to make things worse they submitted an amendment to the mistake, but they only scanned and sent 1 page out of a 3 page document, so completion couldn’t happen on my legal completion date thanks to their multiple mistakes and I was in breach of contract. The managing director offered a mere £60 refund on fees for the mistakes, which was insulting given how much stress it caused me and how bad the mistakes were, and I was in breach of contract thanks to them. Luckily I was a first time buyer with no chain, and I didn’t have removals booked which would have been an expense lost. If I was in a chain, I imagine the consequences would be much worse. Fortunately, the developers did not issue a notice for breach of contract, and didn’t ask for interest payments, but it could have been a different story. I completed the purchase whilst I was out of the country on business in the end, so the argument will be a service has been provided - but it was a bad service. If you want a conveyancing firm which pays good attention to detail, go elsewhere. UPDATE JAN ‘21: A refund of £174 from the fees charged to me was accepted and paid to me for the mistakes made and stress caused.
I've used Campions Solicitors on several occasions now for residential conveyancing matters, both of which were tricky transactions in their own right. I find their quotes to be very reasonable and the service to be good. On our most recent transaction, they worked very hard to achieve a quick exchange and completion as instructed. It is very helpful to be able to speak to Stephen Campion directly when required, and moves the process forward considerably quicker. I wouldn't hesitate to use them again. My only minor feedback point would be that matters seem to progress considerably quicker with Mr Campion's direct involvement, whereas with better staff training, all cases could progress this quickly as a matter of course.
